Understand the payment schedule

Never pay the full amount upfront. Typical schedules include a deposit to order materials, progress payments tied to visible work (tear-off, underlayment, shingles), and final payment after final walkthrough and punch list. The contract should state this clearly.

Watch for high-pressure and storm-chaser tactics

Red flags include "today only" pricing, pressure to sign before you have a written scope, companies with no local address or long track record in your area, and pitches that promise the roof at no cost to the homeowner. Take time. Get the facts in writing.

Targeted repair with matching materials and proper flashing detail is often the honest, lower-total-cost path when the rest of the system is performing.

Replacement is frequently the honest call

  • Widespread granule loss, curling, cracking, or blistering across multiple slopes
  • Multiple existing layers plus age at or past typical service life for the system
  • Recurring leaks in different locations despite previous repairs

Full replacement with a current code-compliant system (tear-off, new underlayment, proper ventilation, and integrated flashing) usually delivers better long-term performance and manufacturer warranty coverage.

  • Uncertain decking or ventilation condition beneath the surface
  • Homeowner received a carrier notice or simply wants clarity before deciding
